4 Common Myths About Renters Insurance

For approximately the cost of a delivered pizza dinner each month, renters insurance can protect your personal belongings and save you from legal or medical expenses associated with an accident in your home. However, many renters believe that taking out the insurance is unnecessary or too expensive.

Here are some common misconceptions about renters insurance, along with tips on how to pick the best policy for you:

Myth #1: “I don’t have enough stuff to need insurance coverage.”

Since all rental properties are susceptible to a variety of damages, whether it be fire, theft or even a broken kitchen appliance, many experts say there isn’t a scenario in which a tenant should go without renters insurance. But it is important to weigh the associated costs, both monetary and sentimental.

A common reason individuals avoid renters insurance is they do not think their belongings are worth the coverage. “Many renters underestimate the value of their possessions and would be surprised by how much it would cost to replace the items they have accumulated,” says Emily Lyons, a Liberty Mutual property insurance expert.

If renters think they do not have enough stuff to warrant a renters insurance policy, Keith Rutman, vice president of specialty property lines for Allstate Insurance, suggests they go around their residence, room by room, and take full inventory of their belongings before making a decision. “Most people usually only think of the big-ticket items, like electronics, but if you really think about it, it’s so much more in that,” he says. “For example, in your kitchen, it’s not only the appliances, but the towels, dishes, utensils and food, too. We find that the average renter in a two-bedroom apartment has about $30,000 worth of stuff.”

Along with evaluating how much your belongings cost, it’s important to consider how much you personally value those items. In some situations, how much you care about your belongs may override cost in your decision to take out a renters insurance policy. “For example, if you just got out of college, are renting a furnished apartment, hardly have any stuff and are not a high-risk person in terms of your lifestyle, you might not care, or need to care, about protecting your belongings,” says Robert Hunter, director of insurance for the Consumer Federation of America. “However, if you are renting a penthouse apartment with priceless art on the walls, then you most likely would.”

Myth #2: “Since I am a renter, my landlord will cover property damages.”

Occasionally, a landlord may partner with an insurance company to offer renters insurance to tenants, but more frequently, the insurance policies that landlords hold for their properties only protect the building itself. “After acquiring a rental housing unit, landlords change their insurance policies from a traditional homeowners policy to a rental policy, and when they do that, it only covers just the structure, not the content or any of the tenants belongings,” says James Emory Tungsvik, president of the National Association of Residential Property Managers.

Even if the landlord owns appliances or other items within your rented home, he or she is not responsible for damages they inflict on your personal property. “Say you just bought a few hundred dollars’ worth of frozen food and you stuck it in the freezer that the landlord owns, and it breaks down, spoiling all the food,” Tungsvik says. “If you wanted coverage for that lost expense, the landlord would not responsible for it. That would be part of renters insurance.”

Myth #3: “Renters insurance only covers my personal belongings.”

Accidents, such as a flood in your apartment, may damage other tenants’ property and can be costly. Renters insurance can protect you from these situations and help cover those unexpected costs. “For example, if your bathtub overflows and water seeps into the apartment below, damaging your neighbor’s furniture or rug, your renter’s policy will cover the damage up to your liability limits,” Lyons says.

This liability protection can cover medical or legal expenses associated with your home. “If you are entertaining at your home and, say, someone trips over a loose rug or injures his or herself in your apartment in some way, could you afford to pay the potential medical expenses associated with that, but in the event of a lawsuit, could you pay the legal expenses as well?” Rutman asks. “A typical renters policy will cover that full range of risks that any renter could be exposed to.”

Myth #4: “Renters insurance is too expensive.”

Unlike car insurance or a typical homeowners insurance policy, a renters insurance plan is not a large additional monthly cost. “You are probably looking at about an additional $185 a year,” says Tim LaCasse, a State Farm insurance agent. “I try to tell people that for less than $20 a month, all your personal property is protected.” Policy premiums can vary between individuals, providers and location, but as a whole, renters can expect to pay about 50 cents per day for a renters insurance policy.

For even more savings, many insurance providers offer multi-policy discounts to customers who add renters insurance onto an existing insurance package. On average, bundling can decrease overall monthly insurance costs by approximately 5 to 10 percent, according to LaCasse.

However, even though renters insurance is less expensive than homeowners insurance, it could still become expensive if consumers are not careful, regardless of the policy type. “You have to shop around,” Hunter says. “You could pay twice as much with one company than you would if you had a policy with another. I recommend calling your state’s insurance department and ask them to recommend the top five renters insurance providers in your state. Then give those places a call to get some quotes before making a final decision.”

How to Choose a Renters Insurance Policy

Renters insurance coverage needs are different for every individual, based on factors like age, location and protection needs from things like natural disasters. But in general, there are two important areas to understand when choosing a renters insurance policy: what the policy covers and whether that coverage is actual cash value or the total replace cost.

An actual cash value policy would cover your belongings contents for what they are worth today. “So if you purchased a flat screen TV for $1,000 two years ago, and you are going to resell it today, it might only be worth $200,” Rutman says. “An actual cash value plan is going to take into account the depreciated cash value of your property, and it’s going to pay you for that depreciated value.”

The other option is total replacement cost coverage, which will pay out the dollar amount that it costs to replace a renter’s property today. So, with this type of policy, you would be able to replace that $1,000 flat screen TV without an additional cost, regardless of how old it was at the time of loss. Replacement cost policies often come with a slightly higher premium, but in the long run, the extra few dollars a month it may cost can really be worth it.

If the cost difference between a cash value policy and a total replacement policy is small, experts suggest going with the total replacement policy. But depending on the condition of your belongings, a cash value policy can be a cheaper and just as effective option, according to Hunter. “If [you] have relatively new stuff, a cash value payout for replacing that new stuff will be almost the current value of it,” Hunter says. “And on the other hand, if [you] have really old stuff and the policy premiums are a lot different, then I would go with actual cash value. You really have to analyze your individual situation.”

Once you decide what type of protection you need, the next step is to develop a value estimate and inventory of your possessions. Many insurance companies offer value estimation calculator tools, so check with your provider to make the most of all available resources during the deliberation process.

    Canada Drug Abuse

While in many ways the drug abuse profiles in Canada parallel those of its big neighbor to the south, Canada has its own unique smuggling and trafficking trends that have much to do with the country’s patterns of immigration. In the United States, much of the drug trafficking is carried out by Mexican, South American or Caribbean drug traffickers. In Canada, family ties to China and India are involved in much of the movement of drugs into the country from foreign lands.

Immigration figures between 2005 and 2007 show that Chinese and Indian immigrants into Canada outnumbered those of other nations by at least two to one. These two countries have led immigration figures since 1990 and perhaps earlier. Family and business ties to their home countries facilitate the trafficking of precursor chemicals or drugs such as heroin into Canada and drugs such as marijuana and methamphetamine outbound. Currently, urban areas such as Montreal, Vancouver and Toronto are home to large immigrant populations.

    ##Canada Has Become a Strong Drug-Production Source

Canada has become a prominent manufacturing location for marijuana, methamphetamine and MDMA (Ecstasy). It produces more of these three drugs than the domestic demand.

The U.S. is often the recipient of the marijuana, most notably the potent hydroponic “B.C. Bud” grown in British Columbia. The marijuana that goes to the U.S. often travels by private aircraft. With the increasing number of marijuana growers in the U.S. it is expected that more of Canada’s marijuana crop will start heading overseas to Europe or the Pacific rim countries.

Canada has a strong global position in the methamphetamine production and export trade. Little of its product crosses the border into the U.S. as Mexican drug trafficking organizations generally control that market. However, the large Asian population in Canada means tight networks from Canada to points in Asia and Pacific regions. Through family or business connections, much of Canada’s meth makes its way across the Pacific to Japan or Australia. The demand for methamphetamine in the Asia-Pacific region is at an all-time high, meaning that there is plenty of demand for the methamphetamine produced in Canada.

The increase in production of the addictive club drug MDMA (Ecstasy) is also a concern. Here too, Asia-Canadians have been discovered as the driving forces behind the importation of manufacturing chemicals needed from their homelands. Large, sophisticated MDMA labs have been found in British Columbia, Quebec and Toronto. One lab that was dismantled by authorities had enough of the drug on hand to make 1.7 million tablets. Canada’s MDMA manufacturers dominate the domestic supply and are gaining a strong presence internationally.

##Demand for Unique Drugs Reflects Immigrant Populations##

Canada’s unique mix of immigrant populations means that there is more demand for some illicit drugs that are not trafficked into the United States in great quantities. Hash, hash oil, opium and khat (a drug from Eastern Africa or Arabia) are shipped in by mail, airline luggage, courier or cargo container.

Khat is mostly smuggled into areas with large Eastern African populations such as Quebec and Ontario. More recently, shipments of khat have been found that were destined for Alberta and Manitoba. Traffickers are usually found to be those who have ties to Eastern Africa or the Middle East.

Opium is mostly consumed by Middle Eastern males in Vancouver and Toronto. Most of the opium found in Canada originates in Turkey or Iran.

##Cocaine Smuggling Follows Similar Paths in U.S. and Canada##

Cocaine is the only drug that largely follows the drug conduits that feed U.S. addictions. Most cocaine in Canada originates in Colombia or Peru and comes to Canada by way of Mexico. For example, investigations to find the source of cocaine seized at the Vancouver airport in 2007 found that some Mexican airline baggage handlers were placing luggage loaded with drugs on flights to Vancouver so they could circumvent security searches.

In the last few years, the main trafficking pattern has switched from shipping by air to moving the drug across land. Now, most seizures take place at the Ports of Entry in British Columbia, Ontario and Quebec. One of the more recent concealment measures has been to convert cocaine to a liquid and conceal it in bottles of health or hygiene products.

Cocaine tends to flow east from its delivery points: from British Columbia to the other western provinces and from Quebec and Ontario to the Maritimes. Groups with ties to Latin America dominate cocaine trafficking, while Indo-Canadian, Asia-Canadian and outlaw motorcycle gangs show up in this category less often.

    ###Smaller Demand for Heroin###

While America receives the bulk of its heroin by way of Mexican drug trafficking organizations, Canada’s heroin largely originates in India and comes into the country mostly through Vancouver or Toronto international airports. Some Colombia/Latin American heroin is detected from time to time. The heroin trade in Canada is fairly modest, as many Canadians who are addicted to opiates are currently abusing synthetic opiates in the form of prescription drugs.

    ###Prescription Drugs in Ample Supply###

Prescription drugs intended for abuse come from a variety of sources. Codeine has been found that originated in India, steroids from China, diazepam (a benzodiazepine) from Thailand, oxycodone mailed from New Jersey. Drugs are also diverted from legitimate supplies within the country such as hospitals and pharmacies.

    ###The Effects of Drug Trafficking###

The Canadian Centre on Substance Abuse estimates that the cost of illicit drug abuse runs $22.8 billion per year, or $725 for every Canadian. Alcohol abuse and alcoholism accounts for $14.6 billion of this cost and illicit drugs account for the remaining $8.2 billion.

The value of drugs seized in 2007 had a street value of more than $2.6 billion. The illicit drug trade drains the pockets of Canadians and the economy of many more billions than that.

Of course, the most tragic effect is the damage done to the lives of those who abuse drugs or alcohol and become dependent or addicted. In 2008, more than 1.7 million Canadians stated they were drinking enough alcohol to harm themselves. More than 400,000 used cocaine or crack cocaine. And more than 700,000 people stated they were experiencing harm due to their drug use.

    ###The Young Suffer the Most###

It is the young who suffer most from drug or alcohol abuse. In a 2008 survey, the average age of first use of alcohol was 15.6 years of age. Additionally, five times as many drinkers 15 to 24 years of age stated that they experienced bouts of heavy drinking compared to the number reported by adults 25 and older.

Younger Canadians are also much heavier users of marijuana than those who are over 25. The prevalence of use in youth 15 to 24 was 33 percent, compared to 7 percent by the over-25 group. The average age that people began using marijuana was 15.5 years.

What the figures don’t describe is the pain of addiction. The loss that occurs when obtaining the next dose of a drug is more important than taking care of oneself, one’s loved ones, home or work. Everything, including self-esteem, are lost when a person gets trapped in addiction.

###Every Citizen Needs Access to Effective Drug and Alcohol Rehabilitation###

Canada has the same need for effective drug rehabilitation as every other country with citizens who become addicted. The more people who complete a rehabilitation program that really works, the more honest citizens are returned to production and an enjoyable life.

    Be Drug Free. For Good.

    Auto Insurance Terminology

Auto insurance coverage can be confusing, but it doesn t have to be. To help you make informed decisions about your auto insurance coverage, take a look at some of the common auto insurance terms and definitions. Still have questions? Review these frequently asked questions or contact your ERIE auto insurance agent .

    Auto Insurance Terms A-C Explained

    Accident report form:

Typically referred to as a police report, this report contains important information about an auto accident, such as circumstances, parties involved and citations given.

The degree to which you caused or contributed to an accident, or are at fault, and determines whose auto insurance company pays what portion of the damages. The method by which this is determined varies from state to state.

    Bodily injury coverage:

If you are at fault for an automobile accident, bodily injury coverage on an auto insurance policy pays the medical expenses and additional damages for which you are liable for other individuals injured in the accident.

When you suffer a loss that s covered by your insurance, such as an automobile accident, you submit a request to your auto insurance company to pay or reimburse you for expenses, damages and other financial obligations. By definition, that request is called a claim.

A representative of an auto insurance company who investigates and settles claims to ensure that all parties you, your auto insurance company, and anyone else involved receive fair compensation.

Coverage that pays for physical damage to your vehicle caused by rolling over or a collision with another vehicle or object, such as a building, fence or telephone pole.

Coverage that pays for damages to your vehicle resulting from a covered loss other than a collision, such as fire, theft, vandalism or contact with persons, animals, birds or falling objects.

Any damage to yourself, your vehicle, or other people or property that is covered under your insurance policy.

    Auto Insurance Terms D-L Explained

The portion of a covered loss for which you are responsible, as opposed to the portion your insurance company pays. Higher deductibles allow your insurance company to offer you lower premiums, as you assume responsibility for a larger amount of loss.

Any change, addition or optional coverage added to a policy. These include adding a new vehicle or driver, changing your address, adjusting limits and other modifications.

Specifically identified situations that are not covered by your auto insurance policy.

    Independent agent, independent agency:

An insurance agent or agency not directly employed by an insurance company. By definition, independent agents may represent multiple insurance companies and can help you find the best fit for your personal auto insurance needs.

Coverage for damages your auto causes to others and their property

    Auto Insurance Terms M-Z Explained

    Medical payments coverage:

Coverage that pays for reasonable medical expenses or death benefits to anyone covered under your policy in the event of an auto accident, regardless of fault.

    Motor vehicle report (MVR):

A state record of licensing status, violations, suspensions, and other infractions you ve had over the last several years. The MVR is one of many factors used by your auto insurance company to fairly determine your premium, based on the probability that you ll have a claim in the future.

The amount you pay for your insurance coverage; can be paid monthly, quarterly, yearly or according to different payment plans that you select.

A written agreement between you and your auto insurance company that details what the company will cover, contract conditions and provisions and the amount you ll pay for your coverage.

If purchased, this auto insurance coverage will reimburse you for reasonable towing costs and labor costs at the site of breakdown when a covered vehicle is disabled.

    Underinsured motorist bodily injury coverage:

Coverage that pays for your bodily injury and related medical expenses when you re injured in an automobile accident and the responsible party (other than yourself) doesn t have adequate auto insurance.

    Uninsured motorist bodily injury coverage:

Coverage that pays for your bodily injury and related medical expenses when you re injured in an automobile accident and the responsible party (other than yourself) doesn t have auto insurance or can t be located (hit-and-run).

    Vehicle identification number (VIN):

Your vehicle s serial number assigned by the manufacturer. The VIN identifies year, make, model, options and other information that, by definition, is unique to your specific vehicle.

Note:Every state regulates auto insurance differently, and some of these terms and definitions may differ from state to state, or from policy to policy.
